An expert explains how the right styling can make potential buyers feel an emotional connection to a property

When real estate agent Nadija Begovich started sharing style advice with clients who were selling their homes, she couldn’t believe the difference it made to both the price achieved and interest in the property.

“I started out simply helping clients dress their homes; adding fresh linens to bedrooms and bright cushions and accessories to living areas,” she says.

This led to the creation of The Perth Property Co., which she launched with business partner Dan Broad in early 2017.

“Running our own agency means we are able to offer my clients a complimentary style, stage and sell service for the homes that we sell,” Nadija says. “Whether vacant or owner-occupied, we’re able to partially style and stage a house or fully dress it from top to bottom.

“To do this we use our own inventory of furniture, accessories, cushions, linens and plants and we also suggest areas that can be improved by the property owner which may include repairs, upgrades and painting to indoor or outdoor areas designed to complement our efforts.

“Minimalism is often the key to creating space, so we work with the owners to de-clutter and then we add our touch. We ensure the rooms look spacious and functional and that the property has a balanced flow and is presented at display home standard, whilst still retaining personal touches.”

Nadija says staging makes a big difference in the overall process of selling.

“Homes that are staged and styled tend to sell quicker than the average time frame in Perth,” she says. “That said, it’s the combination of presentation, price and marketing which contributes to the sale time. When all three aspects come together you can be pretty much guaranteed a good sale price in a reasonable time frame. And it’s our aim to provide a positive outcome for both buyer and seller.

“Professional staging encourages a buyer to instantly connect with a property and see themselves living within the space. You know that feeling when you walk into a house and immediately feel at home and that’s what we aim to achieve.

“Styling and staging creates an emotional connection, and it’s much more than just simply dressing a house for a sale. It’s about perfecting the art of creating moods; because not everyone can see a home’s full potential if it’s vacant or empty. Staging helps buyers visualise the potential use of the spaces as soon as they walk through the front door. And hopefully makes them fall in love with the place.”
